AI Lot Evaluator

Due diligence with receipts.

Point Groundwork at a parcel and it pulls 24 data sources — flood zones, wetlands, soils, zoning, utilities, comps, demographics, affordability — and returns a structured acquisition assessment with every claim tied to a source. It's not a chatbot. It's a diligence analyst that shows its work.

  • 24 sources, one answer. Federal, state, and MLS-grade data fused into a single read on the lot.
  • Interrogate the result. Ask follow-ups in chat, grounded in the same data — not the open internet.
  • From evaluation to project. Like the lot? The numbers flow straight into your pro forma.

Favorable for acquisition. Outside the floodplain, sewer available at the street, zoning allows the intended product, and recent comps support a $585–630k exit. Primary risk: mature-tree preservation along the east line.

Construction operations

Run every build from dirt to closing.

Every project moves through a real lifecycle — lot, loans, construction, closing, reconciliation — with a budget generated from your own template the moment it kicks off. No blank spreadsheets, no copied-over formulas.

  • Wizard-driven kickoff. Answer a few questions; Groundwork builds the full budget and pro forma from your numbers.
  • A checklist that updates itself. Upload the survey and the survey status flips to done. The document folder is the source of truth.
  • Stages your whole team sees. Update production stages on your weekly call — the list views, reports, and portals follow.

Financials

Every dollar traceable to a project and a line item.

Charges split across projects and line items. Vendor bills become payments without double-counting. Invoices track what you're owed. And when the house sells, reconciliation distributes proceeds by your configured split — down to the penny.

  • Charges & splits. One credit-card swipe can fan out across three houses. Assign it once; every budget updates.
  • Bills → payments → budget actuals. AP that reconciles instead of a spreadsheet tab nobody trusts.
  • Reconciliation built in. Your profit split lives in your project template — not in someone's head.

A portal your investors actually want to log into.

Your investors get their own white-labeled portal on your subdomain: their projects, their cash flow, documents waiting for signature, and new deals you've opened for investment. No more monthly screenshot-and-email updates.

  • Your brand, their login. The portal carries your name, your logo, your colors — on your own subdomain.
  • Documents signed in place. Multi-signer signature requests with generated PDFs — no third-party e-sign subscription.
  • Available Deals. Open a project for investment and let your investor list come to you.

And the rest of the operation, too.

The unglamorous stuff that eats your week — handled in the same place.

House plans & master budgets

Each plan carries its own budget template. Pick the plan; the construction budget builds itself.

Builder spec & selections

Your standard spec library, with per-project selections tracked against it.

Documents & e-signature

Templates with merge tags become polished PDFs — contracts, packets, flyers — signed without leaving Groundwork.

Leads & acquisitions

Track lots from first look to under contract, then promote them to projects without retyping anything.

Warranty tracking

Post-closing claims by property and category, so the punch-out list never lives in text messages.

Reports & saved views

Configurable widgets and list views that answer the Monday-morning questions before they're asked.

Your files live in your Google Drive — not ours.

Groundwork organizes per-project folders inside your company's own Drive. You control sharing with the tools you already know, and if you ever leave, your files were never ours to keep.

  • Folders created automatically for every project and plan
  • Uploads from the field land in the right place
  • No per-gigabyte storage fees, no vendor lock-in
Getting started

Set up once. Kick off in an afternoon.

1

Connect your Drive

Link your company Google Drive and pick where project files should live. Groundwork handles the folder structure from there.

2

Tune your template

Your profit split, loan assumptions, budget structure, and checklist — set once, applied to every project you kick off.

3

Kick off your first project

Run the wizard, get a full budget and pro forma, invite your team — and when you're ready, your investors.

Pricing

Priced for builders, not enterprises.

One price per company. Unlimited projects, unlimited team members, monthly billing, cancel anytime.

Request early access

Early access is invite-based while we onboard founding builders — pricing locks in at your rate.

Questions builders ask us.

Where do our files actually live?
In your company's own Google Drive. Groundwork connects to it, creates organized folders for every project and plan, and files uploads in the right place. You keep full ownership and control sharing with normal Drive permissions — nothing is trapped in our system.
What do our investors see?
Only the projects you've linked them to. An investor logs into a portal on your subdomain, with your branding, and sees their committed capital, project progress, cash flow, documents to sign, and any deals you've opened up for investment. They never see your other investors' positions or your internal margins beyond what you choose to share.
Can we change the profit split?
Yes. Your split — along with loan assumptions, commission rates, and budget structure — lives in your project template. Set it once and every new project inherits it; adjust it any time in settings.
Is our data separated from other builders?
Completely. Every company's data is isolated at the database level — enforced by the database itself, not just the app. Your projects, financials, and investor information are visible to your team and the people you invite, and no one else.
What does the AI actually do?
The Lot Evaluator pulls 24 data sources for a parcel — FEMA flood maps, wetlands, soils, elevation, zoning, utilities, MLS comps, demographics, employment, and affordability data — and synthesizes a structured acquisition assessment with every claim tied to its source. It evaluates lots; it doesn't touch your books, and it never trains on your data.
Do subcontractors and buyers get access too?
Yes — separate, limited portals. Subcontractors can be given access to upload documents like COIs and W-9s; homebuyers can be given a customer view of their build. Both are scoped to exactly the projects and documents you choose.
How do we get started?
Request a demo below. We're onboarding founding builders personally right now — you'll get a walkthrough on your own projects, help setting up your template and Drive, and early-access pricing that locks in at your rate.

See Groundwork on your own projects.

Tell us a little about your operation and we'll set up a walkthrough — usually within a couple of days.

  • A 30-minute walkthrough built around how you work today
  • A setup plan for your template, split, and Drive
  • Founding-builder pricing, locked in at your rate

Something went wrong sending that — please try again in a minute.

Got it — we'll be in touch.

Expect a note from us within a couple of days to set up your walkthrough.
